Which is better - TPO or EPDM?

Depends on your building. TPO is a single-ply white reflective membrane that performs well in hot/sunny exposures, has heat-welded seams (very strong), and meets cool-roof energy codes. EPDM is a black rubber single-ply with adhered or taped seams, excellent in cold/freeze-thaw climates, and typically slightly cheaper. We will recommend based on your specific roof - not based on what we have on the truck.

Should I restore or replace?

If your roof has 30%+ of its life left and is structurally sound, a fluid-applied silicone or acrylic coating system can extend life 10-15 years at 30-50% of replacement cost. If you have wet insulation, widespread membrane failure, or are at 80%+ of expected life, replacement is the smarter dollar. We will tell you honestly which one your roof is.

How disruptive is a commercial reroof to my tenants?

Most commercial roof work happens during business hours with minimal interior disruption. The biggest issues are roof access noise (drumming above ceilings), occasional fume issues with hot-applied systems, and crane/material delivery scheduling.
